Probably the most confusing, misunderstood and wasteful area of real estate is the tenant finish construction. Oftentimes, dollars won in the negotiation of the lease are lost during the construction of the tenant’s improvements. A lack of control may lead to unforeseen costs, which ultimately, are borne by you.

 

Duggan Realty Advisors has established a strategic alliance with several highly qualified contractors to represent your best interests by maximizing the construction dollars and allowing you to focus on your business, not the building out of your space.  This construction monitoring on your behalf has proven to reduce tenant costs significantly.

 

The construction of tenant improvements is a multi-billion-dollar industry, but surprisingly lacks the sophistication normally associated with an industry of that magnitude. Through the Construction Manager selected, we are able to control each and every step of the construction process. Landlords frequently contract with a single construction company to provide all of the tenant improvement construction within the entire project.  Experience has taught us that your best interest is served when competition is introduced into the construction process.

 

Control of the construction process is also necessary because developers may not employ a full-time Construction Manager to oversee tenant improvement construction, or if a full-time manager is employed, the Construction Manager may have a conflict of interest trying to represent both the Landlord and the Tenant. Without a qualified manager to work on their behalf, tenants often suffer with wasted construction dollars, delays, change orders and inconsistent quality control.
